New homes and state-of-the-art leisure centre in Westminster.

Opened in June 2018, Moberly Leisure Centre replaced an existing sports facility that was at the end of its life, costing the council significant maintenance and upkeep.

Using an innovative cross-funding method, Moberly Leisure was delivered at no cost to Westminster City Council taxpayers, owing to the new housing development – Kensal Rise - also built on the site. This has created a thriving new community in an up-and-coming part of Westminster, that also enjoy the state-of-the-art facilities Moberly Leisure Centre has to offer.

Procured through our Major Works framework – since superseded by Major Works England & Northern Ireland, part of our National Construction framework - we worked with framework partner Willmott Dixon, residential development specialists Be Living (now EcoWorld London) and Westminster City Council to deliver Moberly, Kensal Rise, as well as another nearby leisure centre, Jubilee Community Sports Facility. This has provided a 37% increase in sports provision for the area and much-needed modernisation.

Provision of high quality homes by Prime Place is funding the new state-of-the-art facilities.

The Moberly development’s housing is a collection of beautifully designed one and two-bedroom apartments and four-bedroom townhouses built on top of and around Moberly Leisure Centre, for private sale.

It provides a great location for the demands of modern city living, with homes arranged around a landscaped roof garden and many benefiting from a large balcony or private terrace.

Brilliant re-provision of public assets.

The new centre is a net contributor to council revenue, as a popular fitness and leisure destination for Maida Vale, and offers:

  • a 25m pool and studio pool
  • a flexible eight-court sports hall with seating for 500 spectators
  • a 120 station gym
  • three exercise/dance studios
  • multi-use hall for activities including martial arts and gymnastics
  • community activity room for meetings
  • multi-sensory and soft play area for children
  • boxing hall
  • spa and health suite

In the centre of a busy residential location, Willmott Dixon engaged with site neighbours of both Moberly and Jubliee, with a monthly newsletter on project progress, milestones and latest employment opportunities on the project.

As part of their framework commitment to delivering extensive social value, Willmott Dixon also provided ongoing work experience opportunities throughout the project to ensure the delivery of maximum value to the local community.

A mechanical engineering student from Imperial College London was welcomed onsite for two weeks to experience site management and quantity surveying. He ‘really enjoyed his time on the project and looked forward to working at Willmott Dixon again in the future’.
