Providing social homes for rent in Melton Borough, Melton Mowbray.

Melton Borough Council plans to deliver 1300 affordable homes for Melton borough by 2036. As part of this strategy, and their Housing Allocation Plan, Melton Borough Council needed to create ten affordable homes in the heart of Melton borough.

The council approached us with their requirements, and the project was procured through the empa framework - since superseded by the Regional Construction framework - delivered by framework partner G F Tomlinson. Not only does the project provide much-needed affordable housing for the local community, but it has also significantly regenerated the area.

The project was split across three separate sites, with Greaves Avenue housing four new buildings, and two sites at Tudor Hill and Saxelby Road both housing three new buildings. Works commenced with demolition of underused and derelict garages allowing for the construction of the new houses.

The client required that each house was two-bedroomed, built with NHBC and to Sustainable Homes Level 3, and all included a large living area and a spacious modern kitchen looking onto a contemporary landscaped garden.

Careful planning was required during pre-construction, to ensure the correct amount of parking, lay-down areas and material drop-off were available during construction.

As such, close liaison was maintained with the surrounding residents to ensure they were fully aware of all construction activities - such as project progress and scheduled deliveries - ensuring confidence that there would be minimal disruption to their everyday lives.

The project was located within a busy residential area and tight site constraints, therefore pro-active co-ordination and consultation with the client and tenant liaison was maintained throughout the contract to minimise disruption.

A bespoke Traffic Management Plan was implemented to minimise disruption, with deliveries scheduled to avoid peak times and reduce congestion.

The project was delivered on time, and on budget, increasing the levels of homes for social rent within Melton borough.

Special attention was taken to defects care to ensure the project was finished with minor to zero defects, to ensure minimal return visits.

As part of their framework commitment to embed social value within all projects, G F Tomlinson used a strong local supply chain to ensure that project spend remained local to the community.
